The eight items below represent some focal points
that I view need to be considered and referenced
when developing fair and progressive town planning instruments for the Palerang community.

ONE - Produce an LEP & DCP that is simple to understand and administer

a. Do not duplicate issues in LEP that are already encompassed in higher Federal or State legislation

b. Cut red tape

c. Expand Exempt and Complying Development definitions to minimise need for DAs for normal functions, works, and structures (provided they meet DCP and other building requirements.)

i. Reduces staff time and costs with such matters
ii. Saves residents time and money
iii. Inspires residents to participate

TWO - Welcome and listen to resident’s submissions for:

a. Encourage diverse development aspirations

b. Are there zoning, rezoning, and spot rezoning requests

THREE - Enact minimum lot sizes and zone uses that are right for a 21st century Palerang

a. Welcome needed economic and social investment

b.
Improve community wellbeing and wherewithal by enhancing equitable rights or values

c. Make environmental and ecological scale affordable

d. Make it possible to share a rural lifestyle or commence a sustainable farming enterprise with more people

FOUR - Enact Averaging provisions to have better agricultural, community, ecological and economic outcomes

a. Make eco-village developments possible

b. Make more sustainably maintainable
lot proportions for broadacre agriculture and rural     landscape available


c. Make it possible for individuals to be able to afford to enter agricultural persuits for the first time

FIVE - Expand permitted uses

a. Be expansive in terms of uses with and without consent for each zone

b. Allow for creativity, inventiveness and investment to flourish

c. Prohibit noxious and intrusive uses


SIX- Future-Proof Palerang 

a. Bus/Train Park’n’Ride Transportation Hubs

    • Bungendore train station ?
    • Braidwood Showgroun  ?
    • Kings Hwy and Goulburn Road ?
    • Mac Reef Road ?
    • Burra Community Centre ?

b. New Neighbourhood Shops > Local Centres

i. Burra ?
ii. Wamboin/Sutton ?
iii. Araluen ?

c. Business Parks (for information & technology workers)

i.  Local employment for all ages
ii. Reduce transportation pollution and out of pocket commuter costs

d. Showground Precincts development zoning  (Braidwood & Bungendore)

i. Tourist and visitor accommodation ?
ii. Transportation hub

SEVEN- Review and align DCP to Council Policies

a. Do not duplicate controls in DCP what are already encompassed in higher Federal or State legislation

b. Cut red tape

EIGHT - Enshrine Right To Farm through the DA consent process

a. Acknowledge importance of agriculture to Palerang's culture and economics

b. Acknowledge acceptance of agriculture production precedence with new DA consents
